‘It’s based on the theory of odd figures,’ claims Emma Deterding (opens in new tab), Founder and Artistic Director, Kelling Patterns. ‘This is that grouping objects in threes or odd quantities can make it a lot more eye-catching, stunning and aesthetically satisfying than grouping merchandise in even figures.’
‘Ultimately, the greatest design choices are dependent on a mixture of pointers from a design and style and operate point of view, as well as own preference, but principles like this can help ease some of the strain when it will come to producing design and styling conclusions.’

‘The plan is to generate a search that is well balanced and cohesive, even though bringing in persona and character. As with all rules, it truly is not a hard and quickly rule that you have to comply with and can be tailored as necessary, but its purposes can bring several gains.’

There has been significant hype since ChatGPT’s release by OpenAI. The interactive AI chat tool has captured the imagination of our society and culture, with adoption rates rivaling some of the most-used technology applications in history.
ChatGPT represents the incarnation of generative AI in a way that has touched our cultural consciousness and brought AI to life for all of us. The wake of its disruptive innovation will be long, and its impact will be felt across copious industries and enterprises.
What does ChatGPT have to do with luxury real estate?
But what do AI technologies like ChatGPT have to do with real estate, and in particular, what are the possibilities for the luxury real estate broker? In other words, if you are a real estate broker, you may ask, what’s in it for me?
Against that backdrop, one key area and low-hanging fruit to be revolutionized and ripe for disruption in the residential real estate industry will, I think, be around market and real estate reports. Today, real estate brokers either use existing templates or centralized marketing resources (this is just my opinion, based on experience with brands) from their brands to create their market reports.
But the reality is that they are sending the same exact report to every client. In some cases, there might be slight variations or changes, but in general, each client receives something that is not tailored for them.
Repositioning residential real estate on the balance sheet of a luxury consumer
I have often spoken at conferences and written about how the best way to engage the high-net-worth and ultra-high-net-worth luxury consumer is by creating a more portfolio-based strategic framework by positioning their residential real estate assets as part of their broader balance sheet.
This forces them to view their houses and homes through an investment lens. It further places the same assumptions they have when looking at their financial portfolio onto their residential assets. This process further transitions the broker’s position from purely transactional to being a true advisor around this specific part of the balance sheet.
Automating and scaling bespoke market reports by client and property
This is where applications like ChatGPT and generative AI will be extremely helpful in crafting bespoke market reports for each client customized around their property and portfolio in striking contrast to the existing habit of sending the same market reports to everyone in their CRM.
Today’s reports sent to their prospects and clients represent what I have called “hope marketing,” in which they hope they will get some response or engagement.
And while brokers could create a market report for each client that looks at each of their properties and does a quarterly market assessment of the property value in which they were involved from a transaction standpoint as well as the additional properties owned by their client, the reality is they don’t have the time or resources to do this, and it’s not scalable.
But with applications like ChatGPT/generative AI, imagine sending a report that includes the following and can be refreshed weekly and bespoke for each client around their portfolio of global properties:
Property value changes, including showing how much the client’s investment has increased or decreased
Market comps and transactions nearby
Current and recent events within that geography
Macro-political and economic trends that have implications (like interest rates)
Events and other current situations specific to each property location
Every client would open their bespoke residential portfolio report as it was written specifically for them. This is a great example of how AI-driven applications will empower brokers to scale real value for their clients.
How brokers can resist being disintermediated by AI
But, you may also be asking, does this not also sow the seeds for disintermediating the broker? Those experts in AI tend to agree that AI/human formulas will be the ones that win the race versus pure AI. This means that AIs that learn from humans first will be the most successful ones.
Specifically, brokers’ local knowledge of which homes to include in a comp report is something an AI could never know from the beginning. But, if the brokers taught the AI which properties to include within a specific market for valuing a home, it could learn over time.
Here is a real example of me using this application to do what I have written about:
Here is what it wrote in 30 seconds:

Not bad for 30 seconds of work, and since the AI learns from iterations, imagine what this report could look like after a quarter or year of teaching and more data.
Zillow vs. the brokerages
This article should hopefully be a clarion call to the executives of all the brokerages to start looking at integrating specific scenarios, use cases and applications for their agents. With their vast data infrastructures, enterprises like Zillow will be well-positioned to overlay these types of applications and offer them directly to the consumer, bypassing brokers and continuing to deepen their hold on the consumer.
Zillow and other data-rich platforms have the foundation in place to leapfrog the industry and lead with these offerings. However, the smart leaders in this field will focus on specific applications like the one in this article if they want to win against data Goliath platforms like Zillow.
Conclusion
As AI generative applications like ChatGPT become integrated with operations and systems across real estate firms, these tools will help scale bespoke services to clients and prospects in a way that will empower brokers to offer value in an ongoing way versus just helping in the transaction.
The brokers that will be successful in navigating the coming AI revolution will be the ones that learn what part of the value chain they can focus on and how to scale other offerings using these new technologies.
Finally, leadership at the top brokerage platforms will need to quickly pivot to charting specific applications in which they can carve out competitive advantages if they are going to match the vast data repositories of platforms like Zillow.

Jennifer Garner may perhaps be building headlines for her role in Apple Television+’s The Last Point He Instructed Me – but we won’t be able to assist but truly feel to some degree distracted by her flare for interiors – most prominently in the most practical place of the house.
The actress, also known for her roles in 13 Heading on 30 and Alias, is not shy of sharing shots from within her Los Angeles residence – not least her kitchen – where by she often shares recipe tutorials with her followers. Jennifer’s kitchen area presents considerably to be admired: from her smooth marble kitchen area counter tops to her large-end appliances (more on that under) – but designers enjoy her use of wooden the most.
‘Wood texture is unmatched for generating an aesthetic of consolation and natural natural beauty,’ says New York-based designer Ksenya Malina. ‘It delivers out warmth that balances properly against a smooth countertop of marble, soapstone, or other stone resources.’
Ksenya Malina
Time & Spot Interiors founder Ksenya Malina runs a New York-based studio based mostly on her enthusiasm for artistry, sustainability, and preservation. The designer is guided by the ethos that ‘our homes deliver the qualifications to dwelling our very best lives’ –therefore developing opportunities for her purchasers ‘to enjoy reliable each day elegance.’
Experimenting with an plentiful amount of money of wood (in particular in a contemporary home) can experience risky – but as Ksenya clarifies – it is possible to love its pure aesthetic with out sacrificing type.
‘To give a kitchen a purely natural wood seem that still reads contemporary, look at juxtaposing wooden paneling with painted cupboards,’ she says. This approach is found in Jennifer Garner’s kitchen area, where she paired bare wood with white-painted cabinetry.
‘The combination of dual resources delivers desire to a kitchen area and also breaks up the all-wood influence,’ Ksenya suggests. ‘It is specifically practical if you also have wooden flooring in the kitchen area.’ A great deal like Jennifer’s, naturally.
Additionally, Ksenya Malina is not alone in her observation of this modern but practical material. Inside Stylist Sue Ellinas states that ‘natural-wanting finishes are not only stunning but practical’ as they are potent plenty of to face up to the unavoidable have on and tear you can count on from a kitchen.
‘Both dim and light-weight wooden cabinets flawlessly compliment remarkably veined work stone and fake surfaces, and backsplashes are a key kitchen area craze for this calendar year.’ Even so, Sue suggests altering the hues, equipment, and finishes – to be certain our wood functions impress through the ages.
And, wood aside, we couldn’t aid but get a moment for Jennifer Garner’s appliances sitting atop her countertops. Is it time we all go aunaturel in the kitchen area? Jennifer Garner’s is unquestionably convincing…
So typically portion of the finishing touches for a design scheme, artwork was the setting up position for this home’s interiors. Showcasing the get the job done of aspiring younger artists, the apartment has the proportions and visual appearance of an ethereal, spacious gallery. Yet the private residence on New York’s prestigious Park Avenue is very considerably a house.
As its new entrepreneurs started to consider their apartment structure ideas, they enlisted the support of Lilian Weinreich Architects (opens in new tab), whose founder Lilian assisted change a pretty characterless room into a classy and properly-thought via base for city residing, and the best backdrop for a multitude of daring, present-day artworks.
The condominium is on the 16th ground of a 1930 Schwartz & Gross creating. A lot of factors of the primary composition essential modernization and upgrading. Architectural designer Lilian Weinreich shows us spherical.

‘With the artwork as the primary concentrate of every single place, this apartment is visually clean up and exquisite with an edgy subtle urban New York City vibe,’ states Lilian Weinreich. Residing home tips are merely executed, developed to boost the massive-scale artworks on possibly facet of the hearth. Big expansive gallery walls had been created for the assortment by eradicating closets, openings, and doorways.
The house owners started their renovation wishing to modernize the 1930s-crafted condominium, but experienced a modify of heart deciding to protect some of the space’s authentic characteristics. The primary herringbone sample hardwood floors of the entrance, dwelling space, and dining home were restored. The removing of a dropped ceiling in the residing place discovered beamed ceilings with plastercrown mouldings, matching all those of the entrance place and dining rooms.
The designer’s activity was to uncover a way of balancing these interval characteristics with present-day touches and the new functions of artwork sourced by the owners’ son who recently graduated from art college. He manufactured the web-shaped, bent rusted metal espresso desk, which sits proudly in the middle of the key dwelling space space.

The exclusive alternative to the mix of old and new kinds was ‘to supply a fashionable twist to the period of time element with an ground breaking architrave trim all-around just about every of 3 enlarged portals,’ describes Lilian Weinreich. ‘The architrave profile is bespoke, bold, and intentionally around-scaled, it utilizes destructive area with shallow centrioles to create a sensuous shadowing outcome.’
Dining home concepts consist of a mesmeric modern chandelier and, of training course, far more large artworks. It is really no coincidence that the dining chair upholstery displays the shiny blue in one particular of the paintings. And as you sit at the desk, thanks to the enlarged doorway, you can get pleasure from the see via to the artworks in the residing area, as well as all those in the dining area.
Lilian Weinreich
This condominium renovation introduced an unconventional challenge for Lilian Weinreich, pictured, higher than still left, with her client, when the homeowners modified the design and style way from contemporary to just one requiring the retention of some common Park Avenue interval detailing. Lilian, a die-difficult modernist, had to stability how to remain accurate to her modernist rules and yet resolve the clients’ wishes. Retaining some of the pre-war details inside of the extra general public reception rooms of the condominium, but streamlining and modernizing the private spaces at the again turned out to be the excellent alternative, alongside with the bespoke doorway particulars described above. She appreciated doing the job intently with her client on the undertaking, and admired her impeccable flavor and skill to choose finishes and furnishings.

The architect’s hallway suggestions for the 2,700ft condominium are in ideal holding with her eyesight of clean and exquisite in style and design. This entryway provides a close-up of check out of the architrave detailing, which elevates the apartment’s general public reception locations. ‘These portals have been taken care of as a sequence of grand gestures that body inside vistas,’ explains Lilian Weinreich.

‘The existing rear region condominium structure resembled a labyrinthine maze of a former kitchen area, laundry, and servants’ quarters, typical in structures of this period,’ states Lilian Weinreich. The challenge was to simplify the rambling inside circulation of this space from a quagmire of existing pipe chases and creating structure.
‘An open up passageway creates an classy resolution permeated by purely natural light at the north-east window wall. The passageway turned an ante house to the relocated galley kitchen area (viewed previously mentioned), entire guest/powder place, and a household/Television/bedroom,’ provides Weinreich.
Kitchen concepts involve cabinets confronted in flat panels of dealt with wooden veneer. The galley kitchen allows for a fluid circulation, and there are professional-quality appliances, generous workspaces and minimal-routine maintenance counter tops in an casual arrangement. But the star of this area is the boldly veined Paonazzo marble, which wraps the walls and spills on to the ceiling to extraordinary influence.

The homeowners were delighted with the addition of this flex-bedroom/Television space snug, created out of the former kitchen area. It has develop into just one of the most used rooms in the apartment.
Observe how the décor will take its gray silvery cues from the artwork, with a abundant mauve/grey sectional to full the search.

Bed room tips are pared back again, neutral areas, with far more of an emphasis on texture alternatively than coloration in this, the major bed room.
‘In contrast to the historical character of the reception rooms, the purchasers needed their personal areas to be distinguished with critical reductivism, attention to depth, and sensitivity to the intrinsic attributes of constructing resources that distinguishes LHWA’s fashionable design and style sensibility,’ suggests Lilian Weinreich.
(Impression credit history: Nicole Franzen)
The visitor place even now layers up the textures, but borrows rich heat shades from the artwork at the bedhead, and combines modern-day, thoroughly clean-lined furniture with heirloom parts, this sort of as the dark wood facet table.
‘The ultimate style final result represents an intangible perception of effortlessness, a spirit of informal serenity and delight in functional and aesthetic particulars that appear alongside one another to facilitate the pleasures of lived spaces when also displaying present-day art,’ claims architect Lilian Weinreich reflecting on the done undertaking. ‘It is the culmination of decluttered spatial setting up for displaying bold new artwork set in a historicist framework,’
With a constant new stream of beautiful interior design ideas and styles to explore, there will always be certain trends that lose their spark, and we’re here to guide you through the outdated bedroom trends that are no longer favored by designers.
Of course, a bedroom is a deeply personal space, and your bedroom ideas should cater to your needs and your needs alone, however, exploring analysis on trends that no longer work well, and taking in refreshing new design ideas, will only help you to create a more successful, functional and beautiful scheme.
From designs that do not prioritize relaxation and comfort, to spaces dominated by clutter and distracting technology, we will take you through what’s in and what’s out for the very latest in bedroom design.
6 outdated bedroom trends to avoid – and what you should do, instead
A bedroom should be a relaxing, restful retreat where you can truly unwind and feel calm. However, bedrooms also have to work hard to meet many different demands, from sleeping to grooming, dressing, and working to name just a few.
Your design should embody the perfect balance of style and functionality, allowing you to sit back and enjoy the space as well as have it work with your day-to-day lifestyle.
The latest bedroom trends teach us how to decorate with a more adventurous color palette, layers of inviting texture, and a blend of design ideas from the past and present; generating a more eclectic and comforting space that embodies a unique style.
Here, we will take you through what to avoid in the bedroom, and how you can harness the latest trends to create a stand-out scheme, instead.
1. Matching furniture sets
(Image credit: Adam Macchia / Dan Mazzarini)
One of the biggest interior design trends for 2023 is uniting the old with the new; helping to create a more sustainable and thoughtful space rich with eclectic character.
From decorating with antiques and shopping secondhand, to embracing a mixture of vintage finds and brand-new furniture pieces, this trend is leading to a big move away from coordinating furniture and matching sets, in favor of a more collected and diverse look.
‘I believe we are going to see an integration of vintage and contemporary design aesthetics to create one cohesive scheme throughout a room or home,’ says London-based interior designer, Charu Gandhi (opens in new tab).
Using symmetry in interior design can help to create a more balanced and ordered look, but do not be afraid to embrace contrasts when styling a bedroom. For example, choose furniture that establishes a beautiful blend of materials and shapes; helping to achieve a more textured and visually interesting space.
Interior designer and style director, Amber Dunford (opens in new tab) also advises, ‘selecting bedroom furniture or décor that embrace imperfections or irregular shapes can mimic an organic look and feel of objects you’ll find in nature. Try to incorporate furniture with natural materials in the home, whether that be reclaimed wood, bamboo, rattan, or stone.’

Amber Dunford
Amber Dunford has experience working as an interior designer, style director at Overstock (opens in new tab), environmental designer, visual merchandiser and art director. Amber has united her interior design background and master’s degree in psychology to also teach a Design Psychologycoursein Salt Lake City.
2. A space void of color and character
Of course, many of us will be drawn to more simple neutrals for bedroom color ideas to create a calming, relaxing design – sometimes you just cannot go wrong with a beautiful white bedroom!
However, 2023 color trends have seen a move away from cool grays and stark whites, to more warming, earthy neutrals and spaces decorated in a rainbow of eye-catching colors and striking paint ideas – just because a bedroom is a space for sleep and relaxation does not mean you need to avoid colorful bedroom ideas!
Camilla Clarke, creative director at Albion Nord (opens in new tab) says, ‘going into 2023, your bedroom should be the ultimate sanctuary space. Fully embrace cool and calming colors, particularly soft blues, and deep olive greens. Pairing these shades with warm lighting creates a feeling of calmness and serenity.’
From beautiful bedroom paint ideas to colorful bedroom window treatments and accessories, a restful bedroom does not equal one void of color and character. From a bright chartreuse to a grounding green, decorate your bedroom in shades that spark joy and help you feel comfortable and relaxed.

3. A lack of zoning
(Image credit: Urbanology Designs / Photograph Matti Gresham)
Over the last few years, we have seen designers and dwellers alike moving away from vast, open-plan house designs to spaces that celebrate snug, broken-plan layouts that offer more privacy.
In a bedroom, comfort and coziness are key, and having pockets of vast empty space will not help to create an inviting atmosphere. Avoid this by cleverly zoning the space into different sections. From nook bed ideas to clever bedroom layout ideas, think about all the different uses your bedroom has and design a layout that creates clear zones; helping to make the space feel more functional and welcoming.
As an interior designer, Artem Kropovinsky (opens in new tab) says, ‘bedrooms are multifunctional spaces that serve multiple purposes beyond sleeping, they provide a space for work, reading, meditation, dressing, and more. Zone the space by using room dividers, curtains, rugs, or clever furniture arrangements.’
Artem Kropovinsky
Founder of NYC-based interior design firm, Arsight, Artem Kropovinsky has a decade of extensive global design experience, connecting a cohesive, collaborative team of passionate professionals, who work on interior projects in the U.S. and worldwide.
4. Having too much clutter on show
‘Clutter, especially at eye level, makes us feel tense and requires more of our mental attention. We tend to focus more on overflowing stacks of paperwork or piles of clothes for example, as our brains cannot mentally arrange clutter in the same way we can with tidy stacks or organized bins. Try using baskets in the bedroom to contain extra blankets or use trays on the nightstand to hold your nighttime essentials,’ says interior designer, Amber Dunford.
There is no room for unnecessary clutter in the bedroom! Of course, you want to style the space with ornaments, accessories and objects to create a unique design, but avoid having too many items on display or using the space as a dumping ground for objects that don’t belong there, as this will only make the room feel overwhelming and uninviting.
Having plenty of bedroom storage, from bespoke cabinetry to shelving and storage baskets, will create a neat and tidy space that is set up for sleep.

An elegant approach to storage, inspired by the iconic Riviera Collection (opens in new tab) this stylish storage bin has been crafted from a rattan frame and is available in a blue or natural finish.

Woven from wicker, this pretty basket features an elegant, rounded shape. The lid completes the design with an exaggerated handle, making it an understated focal point in a bedroom.
5. Minimize technology in the bedroom
Many of us will have TVs in our bedrooms – I mean, who doesn’t love watching TV from the comfort of their own bed?
However, interior designers often urge us to think twice about incorporating a TV as they can not only ruin the visual flow of a design – styling a space around a big black box isn’t always the easiest – but TVs can also serve as a distraction from sleep.
Amber Dunford says, ‘it’s important to create a bedroom that promotes sleep and the easiest way to do this is by keeping your bedroom free of technology. Try adding a diffuser with essential oils or candles in scents like lavender or jasmine to calm the brain and give you a better night’s sleep.’
If you’ve decided on a TV in your bedroom, that is of course completely up to you, but try and style the space so the TV does not sit at the front and center of your design scheme; explore stylish bedroom TV ideas and clever ways you can discreetly integrate one into the space – so it isn’t the main focus of the room.
6. Ignoring the design potential of a beautiful bed
As the most important piece of furniture in the bedroom, your bed should not only benefit from the best mattress, best pillows, and best bed sheets, it should sit proudly in the space and create a beautiful design feature.
From adding color and pattern through your chosen sheets to choosing luxurious headboard ideas or a four-poster structure, ignoring the design potential of your bed is a wasted opportunity to enhance the space with beautiful style and character.
Renowned for her use of stunning headboards in her interior designs, interior designer, Kit Kemp (opens in new tab), says in her dedicated feature on headboard design, ‘this furnishing is a real starting point to a bedroom; it’s a statement piece that you can take the rest of your design cues from.’
Camilla Clarke also supports this and says, ‘the grandeur and allure of the four-poster bed are enduring in 2023. We love to introduce four poster beds into our schemes. They have such an amazing impact in both large and small-scale rooms. How can I modernize my bedroom?
One of the quickest and easiest ways you can modernize a bedroom is through new paint ideas. Uplifting a room with a whole new identity and wash of color, the power of paint never ceases to be transformative in interior design.
Andy Greenall, head of design at Paint & Paper Library says; ‘paint is the perfect tool to transform a space quickly and easily, adding personality and character to create an inspired interior. For a layered, sophisticated finish, highlight architectural details, such as the fireplace and woodwork in a contrasting color to the walls. As a finishing touch, add painted furniture to introduce a further layer of interest into the palette.
As well as choosing your perfect color, it is important to consider the paint finish, are you looking for a matt, chalky, or a high sheen gloss finish Varying finishes give a different end result with gloss providing a more traditional feel on woodwork, whereas eggshell creates a more contemporary finish.’
